The site plan shows a trash enclosure along the rear side of <br />the building, ellis meets City Code requirements. <br /> <br />Off-Street Parking - Spaces Required: City Code requires 'one parking space per 1,000 square ·feet of <br />warehouse floor space and one space for each 300 square feet of of'rice space. The site plan indicates <br />approximately [2,672 square feet will be.utilized' fbr office area and 29,568 square feet will-'serve as <br />warehouse area. Based on this inlbrmation, City code requires a total of 71' parking stalls and 73 .are <br />being provided. The site plan should be changed to indicate correct City Code requirements. <br /> <br />Bituminous Requirement: City Code requires all non turf areas to b4 paved with bituminous or <br />concrete and finished with B 6/12 concrete curbing. A portion of the rear parking lot is shown as Class <br />5. Class 5 is not a permitted material within the E-2 district and the site ¢[an should' be chanaed to <br /> <br />comt0b/with Cio/Code. it should als0 be noted that City Code does not permit storage of equipment or <br />.matet'ials on a Class 5 surface. <br /> <br />Loading l)ocks: City Code requires one loading dock for the first 10,000 square feet of floor space and <br />one loading dock for each additional 25,000 square feet of floor area. The site plan is proposing to <br />construct a 4_,,.~40 square foot building, therefore subject to at least 2 loading docks. If exterior lighting is anticipated the <br />applicant is advised that stardards for commercial lighting have 'been established by the City of <br />Ramsey. <br /> <br />Drainage and Grading: A grading, drainage and erosion control plan has been prepared for this site <br />by Timothy Eggerichs PE. Drainage from the proposed building and parking areas are conveyed <br />overland and through a system of storm sewers to a regional treatment pond located on'the property <br />immediately south of the subject property. This plan is generally acceptable with the exception that the <br />proposed graveled surface must be replaced with hard surfaced paving.
