The sketch plan is also showing an outlot at the ~vestern most portion of 148th Avenue in the plat. <br />City Code requires that streets be brought to the edge of the plat to facilitate development on <br />adjacent parcels, should it occur. A temporary cul-de-sac will need to be provided on 147~l' Lane <br />NW~ this street also exceeds the maximum cul-de-sac length as outlined in City Code. <br /> <br />The sketch plan is showing a 30-foot setback from all'bui'!dings to the exterior boundary lines, <br />which complies with the R-2 zoning district. The plan is also showing a 25-foot separation <br />between buildings, which complies with the R-2 district. More detailed review of setbacks will <br />occur at the site plan review stage. <br /> <br />A detailed drainage and grading plan will be reviewed during the preliminary plat process. The <br />project is subject to the review and permitting process of the Lower Rum River Watershed <br />Management Organization (WMO). <br /> <br />The Park and Recreation Commission will also review the sketch plan for recommendations on <br />park dedication and tra.il requirements. <br /> <br />Recommendation: <br /> <br />While there are many details that must be worked out in the preliminary plat and Site plan stages, <br />the proposed sketch plan is consistent with the first 2 phases of Town Center Gardens.
