Zoning '. <br /> <br />Zoning establish'es a land use pattern and the orderly development of various <br />types of districts according t.o the best use of particular areas of a community. <br /> <br />Zoning ordinances may be enacted, tot' the general purposes of preserving ~nd <br />protecting the public health, safety,, morals, and general welfare. Specifically, <br />these ordinances may regulate the uses of property, the height, width and size <br />of buildings, and the amount of vacant space on lots in each district. The <br />regulations must be uniform within each district, but may vary across <br />different districts. <br /> <br />Zoning standards must have a rational basis, related to-public health, safety. <br />and welfare. Therefore, the reasons for the adoption of the standards shouid <br />be supported by' evidence, reports, or other information. <br /> <br />A. Zoning ordinance adoption procedures <br /> <br />It is advisable for the council to obtain the best technical help available to <br />ensure tine proposed zoning ordinances will be consistent with the <br />comprehensive plan. A professional consultant or an attorney, while not <br />required, is desirable. <br /> <br />A zoning plan divides the city into districts to regulate the uses of property, <br />the height and size of buildings, and' the amount of vacant space on lots in <br />each district. The regulations must be uniform within a district, but may vary <br />among districts. In each use district (residential..commercial. or industrial') <br />tine city permits certain uses mad imposes certain conditions. <br /> <br /> The procedm'e lot adopting zoning ordinances is similar to that for the <br /> comprehensive plan.
