8. That the Applicant has requested an amendment to the CUP issued on July 27; 2004 to allow <br /> for future expansions of the grocery building up to a maximum of 70,000 square feet. <br /> <br />That the Applicant appeared before the Planning Commission for a public hearing pursuant <br />to Ramsey City Code on November 4, 2004, and that said public hearing was properly <br />advertised and that the minutes of said public hearing are hereby incorporated by reference. <br /> <br />10. That the Subject Prope~W is approximately nine and one-half (9.$) acres in size. <br /> <br />11. That the Ci~ has reviewed the size of the building and finds that the size and use of the <br /> buiJding is compatible with the intent of the .Ramsey Town Center development. <br /> <br />12. That the proposed use wilt/will not adversely impact traffic in the area. <br /> <br />13. That the proposed use will/will not be unduly dangerous or othem,vise detrimental to persons <br /> residing or working in the. vicinity of the use or to the public welfare. <br /> <br />14. That' the proposed use will/will not substantially adversely impair the use, enjoyment, or <br /> market value of any surrounding property.. <br /> <br />15. That the proposed use-will/will not be hazardous or disturbing to existing or fl. tture <br /> neighboring uses. <br /> <br />16.
