Absent: None. <br /> <br />The public hearing closed at 8:04 p.m. <br /> <br />Commission Business <br /> <br />Chairperson Nixt called the regular meeting of the Planning Commission back to order at 8:04 <br />p.m. <br /> <br />Chairperson Nixt asked if a temporary cul-de-sac will be required on the west side. <br /> <br />City Engineer Jankowski noted there is a dotted line on the plat showing that temporary cul-de- <br /> <br />sac. <br /> <br />Motion by Commissioner Johnson, seconded by Commissioner Brauer, to recommend that City <br />Council approve the preliminary plat contingent upon compliance with the City Staff Review <br />Letter dated November 1, 2002 and reaching mutual agreement prior to Council consideration on <br />appropriate type and placement of a fence on the adjoining property to incorporate the horse <br />pasture. <br /> <br />Motion Carried. Absent: None. <br /> <br />Case #5: <br /> <br />Request for Sketch Plan and Preliminary Plat Approval of Highlands at <br />River Park 4th Addition; Case of Arcon Development <br /> <br />Chairperson Nixt closed the regular portion of the Planning Commission meeting at 8:06 p.m. in <br />order to call the public hearing to order. <br /> <br />Public Hearing <br /> <br />Chairperson Nixt called the public hearing to order at 8:26 p.m. <br /> <br />Presentation <br /> <br />Principal Planner Trudgeon stated that the City received an application from Arcon Development <br />for approval of a sketch plan/preliminary plat for the subdivision of property generally located <br />north of Alpine Dr. between Zuni Street and Yakima Street NW. The property is approximately <br />4.81 acres in size and the applicant is proposing to develop 10 single-family lots served by City <br />sewer and water. The property is zoned R-1 Urban Residential and is located in the Metropolitan <br />Urban Service Area (MUSA). The proposed net density of the plat is approximately 2.2 units per <br />acre. The development will be served from new Yakima Street within the Highlands at River <br />Park subdivision by a public cul-de-sac approximately 500 feet in length.
