Absent: Commissioners Brauer, Johnson and Reeve. <br /> <br />Case #2: Proposed Ordinance to Amend Accessory Structure Setback Requirements <br /> <br />Chairperson Nixt closed the regular portion of the Planning Commission meeting at 7:33 p.m. in <br />order to call the public hearing to order. <br /> <br />Public Hearing <br /> <br />Chairperson Nixt called the public hearing to order at 7:33 p.m. <br /> <br />Presentation <br /> <br />Community Development Director Frolik noted that the Planning Commission has recently been <br />reviewing City ordinances governing the placement of accessory buildings and has directed Staff <br />to draft an ordinance to allow detached garages or accessory buildings to be constructed closer to <br />the front property line than the home on certain parcels. Staff' s most recent version of the draft <br />ordinance would allow accessory buildings to be located closer to the front property line than the <br />home on parcels 2.5 acres or larger in size, as long as the minimum front yard setback for the <br />respective zoning district was maintained. Community Development Director Frolik pointed out <br />the discrepancy in Subd. 5, a and b, indicating these recommendations leave a gap in the <br />regulations for properties greater than 1 acre but less than 2.5 acres in size. She advised that the <br />threshold for having metal siding on an accessory building is two acres and recommends <br />modifying the ordinance to adopt this 2 acre threshold for having buildings closer to the front <br />property line than the home. Subd. 5a would state two acres or greater and Subd. 5b would state <br />less than two acres.
