Schmitt: <br />We are in receipt of a Site Plan, Landscape Plan, Tree Preservation Plan, Utility Plan, and <br />Grading Plan prepared by James R. Hill Inc., dated June 8, 2004, revised July 2, 2004, revised <br />August 18, 2004, revised September 20, 2004, revised October 6, 2004, revised October 25, <br />2004, revised October 29, 2004. We offer the following comments: <br />General: The revised site plan is proposing to develop a 122-unit mini -storage facility on Outlot <br />A of Regency Pond. This outlot will be replatted through a major subdivision, which is being <br />reviewed along with the site plan. Outlot A is 4.77 acres. <br />Zoning: The site is currently zoned E-1 Employment; storage facilities are a permitted use in <br />this zoning district. <br />Lot Coverage: The revised site plan proposes to construct 4 storage buildings with the following <br />dimensions: 19,440 ftZ, 15,200 ft2, 10,200 ftZ, and 15,600 ft`, for a total of 60,440 ft2. The lot <br />coverage equates to 29% (net of right -of way), which does not exceed the City's maximum lot <br />coverage of 45%. <br />Accessory Use: Commercial or business buildings and structures for a use accessory to the <br />principal use are permitted, but such use shall not exceed 30% of the gross floor space of the <br />principal' use. A 20' X 20' office is proposed in one of the buildings, along with 2 <br />employee/customer parking spaces. <br />Utilities: A utility plan labeled as sheet 4 of 5, revised October 29, 2004 has been reviewed and <br />is acceptable, however, the segment of storm sewer between CBMH 113 and FES112 will be <br />maintained by the City and must be a 15" reinforced concrete pipe with a concrete flared end <br />section. <br />
