CNP Storage: Site Plan Review <br />✓2lne 25, 2004 <br />Reviseck ,Ady 9, 2004, October 7, 2004, November 4, 2004 <br />Page 4 oj'4 <br />Access: The site is located on Ramsey Blvd and Bunker Lake Blvd. The site plan proposes to <br />provide access to the site through an individual access from Ramsey Blvd. Staff has received <br />written comments .from Anoka County that indicate this access is acceptable to the County, <br />provided that this access also accommodate any redevelopment on the parcel on the corner of <br />Highway 116 and Ramsey Blvd. The preliminary plat shows Outlot A over the proposed access; <br />you have indicated your intention to dedicate this, outlot to the City in order to provide future <br />access to the lot on the corner. <br />Section 9.50.30 of City Code requires a cul-de-sac with a minimum right-of-way diameter of 130 <br />feet and a minimum roadway diameter of 100 feet. A smaller cul-de-sac may be required, <br />depending on anticipated traffic volume, planned function of the street, and character of abutting <br />land use. At their October 19, 2004 work session, the City Council recommended a smaller cul- <br />de-sac because traffic volume is expected to be very low. The cul-de-sac proposed on the plan <br />dated October 29, 2004 conforms to the recommendations of the City Council. <br />Storm Water Management Fee: The City has enacted a Stormwater Management Fee and the <br />current rate is Three Thousand Seven Hundred Forty One -Dollars ($3,741.00) per commercial <br />acre. The amount of Stormwater Management Fee due on the 4.77-acre parcel is Seventeen <br />Thousand Eight Hundred Forty -Four Dollars ($17,844.00). A cash payment will be required <br />prior to the City issuing a Building Permit. <br />REU Number: The site is 4.77 acres in size and has 58.2% impervious area. The Residential <br />Equivalent Unit (REU) will be 14.4 for the purposes of quarterly billing for the stormwater <br />ZD <br />utility. <br />The City Council will be meeting at 7:00 p.m. on Tuesday, November 9, 2004 at the Ramsey Fire <br />Station, 15050 Armstrong Blvd., to review the proposed site plan.
