WHEREAS, the Subject Property is located within the plat of Ramsey Town Center <br />Addition, Anoka County, Minnesota and thus subject to the terms and conditions of the Master <br />Development Agreement. <br />Ramsey Town Center Development Agreement. By execution of this Agreement, the <br />DEVELOPER acknowledges the Subject Property and its development contemplated by the <br />Final Plat is subject to the terms and conditions of that certain document entitled: <br />"CITY OF RAMSEY <br />MASTER DEVELOPMENT AGREEMENT <br />FOR RAMSEY TOWN CENTER <br />By and Between <br />CITY OF RAMSEY <br />And <br />RAMSEY TOWN CENTER LLC <br />Dated September 17, 2003 " <br />(the "Master Development Agreement') <br />The terms and conditions of the Master Development Agreement are incorporated herein by <br />reference as if fully set forth at this point. DEVELOPER further acknowledges, by <br />execution of this Development Permit, receipt of a copy of the Master Development <br />Agreement. <br />In the event of a conflict between the terms of this Development Permit and the terms of the <br />Master Development Agreement, the Master Development Agreement shall control. <br />NOW, THEREFORE, the CITY and DEVELOPER agree as follows: <br />SECTION I <br />REQUIRED IMPROVEMENTS AND FINANCIAL RESPONSIBILITIES <br />1. City Code Compliance. The CITY approves the Site Plan conditioned on the <br />DEVELOPER developing the Subject Property in accordance with the applicable provisions <br />of City Code. <br />2. Conformance with Plan. The Subject Property shall be developed pursuant to the plans <br />consisting of Ramsey Town Center 3`d Addition, Final Plat and Final Engineering, <br />Commercial Development Phase 1, consisting of sixty-eight (68) sheets prepared by URS and <br />Ramsey Town Center 3rd Addition <br />RAMDANCE, LLC <br />Development Permit <br />Page 2 of 10 <br />
