CASE # C? <br />REQUEST FOR APPROVAL OF THE DEVELOPMENT CONTRACT FOR THE <br />FINAL PLAT OF RAMSEY TOWN CENTER 3RD ADDITION; <br />CASE OF RAMDANCE, LLC <br />By: Sylvia Frolik, Community Development Director <br />Background: <br />On October 1.2, 2004, the City Council granted final plat approval to Ramsey Town Center P <br />Addition. The proposed development contract was not available for review and approval at that <br />time. <br />Observations: <br />As you may recall, Ramsey Town Center P Addition is located in the southeast quadrant of the <br />intersection of Armstrong Blvd. N.W. and Sunwood -Drive N.W. It is 9.5 acres in size and is <br />proposed to subdivided into 2 lots and 1 outlot. The 2 lots will be developed with commercial <br />buildings and the outlot will be developed as a landscape feature to serve as an entrance to the <br />Town Center from Armstrong Blvd. <br />City Staff has completed drafting the document. The proposed development contract was on the <br />October 26 City Council agenda for approval. At the applicant's request, approval of the <br />contract was tabled to allow sufficient review time. <br />Since the October 26 City Council meeting, City Staff has had several conversations with the <br />applicant to finalize the draft contract. Ramdance, LLC has also provided the City with the draft <br />Allocation Agreement, which is enclosed. The Allocation Agreement is being reviewed by the <br />City Attorney. <br />Recommendation: <br />City Staff recommends approval of the proposed Development Contract. <br />Council Action: <br />Motion by and seconded by to approve the <br />proposed Development Contract relating to the final plat approval of Ramsey Town Center P <br />Addition. <br />Review Checklist: <br />Asst.
