Furthermore, the Applicants did not want to obstruct their view of a garden located af the west
edge of the property,.

The Applicants' property is rather narrow. The widest part of the rear yard (that would be
suitable for the structure) is about fifty-five (55) to sixty (60) feet. If the structure was placed in
this location, a young tree would have to be relocated and this would block the view of a
memorial garden from their loose stone patio. This alternate location would also block the view
of the garden from the site where the Applicants plan to install a deck.

Recommendation:

Although Staff understands that the Applicants are trying to create a serene environment in their
backyard, the hardship can be considered self-created. Thus, Staff is recommending denial of
the variance.

Board Action:

lVlotion to adopt P,.esolution #02-11- adopting Findings of Fact # relating to Kevin and
Christine Graphenteen's request for a variance to encroach 26 feet into the side yard setback on
the property located at 14670 Fluorine St. NW.

and

Motion to deny Kevin and Christine Graphenteen's request for a variance at 14670 Fluorine St.
NW, based on the findings of fact.

or

Motion to approve Kevin and Christine Graphenteen's request for a variance on the property
located at 14670 Fluorine St. NW,' based on the findings of fact, and adopt Resolution #02-11
declaring terms of the variance.

Reviewed by:
Community Development Director
Principal Planner
Associate Planner

Copies to:
Building Official
Building Inspector
Building/Fire Inspector

BOA: 11/07/02

22
