CASE # <br /> <br />REQUEST FOR A VARIANCE TO THE SETBACKS IN THE SHORELAND OVERLAY <br /> DISTRICT OF ROGERS LAKE; CASE OF RONALD CANNER, JR. <br /> By: Community Development Director Sylvia Frolik " <br /> <br />Background: <br /> <br />Ronald Canner, Jr. is in the process of platting a 2.5 acre lot fi-om the family 'homestead located <br />north of 179th Lane N.W. (County Road #27) and east of C.S.A.H. #7. The new lot created will <br />be about 330 feet east of the intersection of County Roads 27 'and 7. As a part of the platting <br />process, Mr. Canner will be reqUired to dedicate an additional 27 feet of fight-of-way adjacent to <br />County Road #27. The new'lot created is in the Shoreland Overlay District of Rogers Lake. The <br />combination of the setbacks from Rogers Lake and the additional right-of-way for the County <br />road eliminates any chance of a building-pad on the lot. Consequently, Mr. Canner has applied <br />for a variance to the setback from Rogers Lake. Staff attempted to notify property owners within 350 feet of the subject <br />property. Copies of the public hearing notice and case 'were provided to the Department of <br />Natural Resources and Anoka County Highway Department. <br /> <br />Observations: <br /> <br />The new parcel being platted is located adjacent to Rogers Lake and is subject to the. <br />development standards of that Shoreland Overlay District. The minimum lot size is 80,000 <br />square feet; the proposed lot will be approximately 110,500 square feet in size.. In Ramsey's City <br />Code, Rogers Lake is classified as a Natural Environment Water, for which there is a structure <br />setback from ordinary high water mark of 200 feet.
