That there are other possible locations for the accessory structure on the Subject Property <br />(that may or may not require other fixtures, su_ch as a loose stone patio and/or a small tree, <br />to be moved). <br /> <br />10. That the request is not a use variance. <br /> <br />· 11. That the request is not a result ot~ nonconforming lands, structures or buildings in the same <br /> district. <br /> <br />12. That, if granted, the variance will/will not impa/r an adequate supply of light and air to <br /> adjacent property. <br /> <br />13. That, if granted, the variance will/will not increase the congestion in the public street. <br /> <br />14. That, if granted, the variance will/will not adversely impact the degree of public health, <br /> safety and general welfare provided for in the Ramsey City Code. <br /> <br />15. That, if granted, the variance will/will not diminish established property values within the <br /> neighborhood. <br /> <br />16. That, if granted, the variance will/will not violate the intent and purpose of the <br /> Comprehensive Plan. <br /> <br />17. That an undo hardship will/will not result if the variance is denied. <br /> <br />18. <br /> <br />That the unique circumstances on the Subject Property, namely the narrowness of the lot, <br />do/do not result from the actions of the Applicants. <br /> <br />19. <br /> <br />That the literal interpretation of the side yard setback requirement for comer lots <br />would/would not deprive the Applicants of rights commonly enjoyed by 6ther properties in <br />the same district. <br /> <br />20.
