Absent: Board Members Johnson, Sweet, and Watson. <br /> <br />Case #2: <br /> <br />Request for a Variance to <br />Front Property Line than <br />Rhonda Trisko <br /> <br />Construct an Accessory Structure Nearer the <br />the Principal Building; Case of Stephen and <br /> <br />Chairperson Nixt closed the regular portion of the Board of Adjustment meeting at 7:40 p.m. in <br />order to conduct the public hearing. <br /> <br />Public Hearing <br /> <br />Chairperson Nixt called the public hearing to order at 7:40 p.m. <br /> <br />Presentation <br /> <br />Community Development Director Frolik stated City Code states that detached accessory <br />structures shall not be constructed nearer the front property line than the principal structure. <br />Stephen Trisko is requesting a variance to construct a garage nearer the front property line than <br />the principal structure at 16339 Nowthen Blvd. N.W. The parcel is approximately 1.87 acres in <br />size, and the house is located approximately 211 feet from the nearest point of the front property <br />line (or Nowthen Blvd. right-of-way). Mr. Trisko is proposing to construct a garage, which will <br />be approximately 160 feet from the nearest point of the front property line. The site plan <br />submitted and an on-site inspection reveal that the property contains a significant amount of <br />mature tree growth, irregular grades, drainfield and alternate drainfield site. The south side yard <br />does not have sufficient space for a garage that will meet setback requirements. In the opinion of <br />City Staff, the physical features on Mr. Trisko's property justify the granting of a variance. City <br />Staff recommends approval of the variance. <br /> <br />Citizen Input <br /> <br />Chairperson Nixt asked if the garage can be moved back. <br /> <br />Stephen Trisko, 16339 Nowthen Boulevard N.W., explained the situation is mostly about <br />aesthetics. He said the people across the road would have a view of 4 garage doors on his <br />property. He was concerned the foliage may not be sufficient screening. He noted the driveway <br />would not be changed. He explained it would take extensive grading to move the garage back <br />further. <br /> <br />Community Development Director Frolik indicated Mr. Trisko is in compliance in regard to total <br />accessory square footage. <br /> <br />Motion by Chairperson Nixt, seconded by Board Member Kociscak, to close the public hearing. <br /> <br />Board of Adjustment/June 6, 2002 <br /> Page 5 of 15 <br /> <br /> <br />
