Absent: Board Members Johnson, Sweet, and Watson. <br /> <br />The public hearing closed at 7:43 p.m. <br /> <br />Board Business <br /> <br />Chairperson Nixt called the Board of Adjustment meeting back to order at 7:43 p.m. <br /> <br />Motion by Chairperson Nixt, seconded by Board Member Brauer, to adopt Resolution #02-06- <br />132 adopting Findings of Fact #0616 favorable to Stephen and Rhonda Trisko relating to a <br />request for a variance to accessory structure setback requirements. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Board Members Brauer, Kociscak, and Reeve. <br />Voting No: None. Absent: Board Members Johnson, Sweet, and Watson. <br /> <br />Motion by Chairperson Nixt, seconded by Board Member Brauer, to approve Stephen and <br />Rhonda Trisko's request for a variance to accessory structure setback requirements and adopt <br />Resolution #02-06-133 declaring terms of the variance. <br /> <br />Motion carried. Absent: Board Members Johnson, Sweet, and Watson. <br /> <br />Case #3: <br /> <br />Request for a Variance for Placement of an Accessory Structure Nearer the <br />Front Property Line than the Principal Structure; Case of John Purkis <br /> <br />Chairperson Nixt closed the regular portion of the Board of Adjustment meeting at 7:47 p.m. in <br />order to conduct the public hearing. <br /> <br />Public Hearing <br /> <br />Chairperson Nixt called the public hearing to order at 7:47 p.m. <br /> <br />Presentation <br /> <br />Associate Planner Trudgeon stated the subject parcel is 7.15 acres in size and is zoned Planned <br />Unit Development (Northfork). City Code has established 40 feet as the front yard setback line <br />in the rural district. The principal dwelling is located 176 feet from the front property line. The <br />proposed detached accessory building will be approximately 126 feet from the front property <br />line. Neighboring houses are also located significantly beyond the 40-foot front yard setback <br />line; therefore the proposed detached accessory building will be compatible with surrounding <br />structure setbacks.
