Board Member Watson stated the Board did not have any issues with the previous plan, so why <br />was it changed. <br /> <br />Mr. Fisher stated there were issues with the previous site plan such as competition. He stated <br />they wanted to maximize his profitability on this site. <br /> <br />Mr. Ovick stated there are many issues with the Zoning Code and they have all been met. The <br />reason the previous plan was never built was because it was not economically feasible. <br /> <br />Mr. Fariborz (Frank) Yamoutpour stated their target was something perfect as well as safe. The <br />target is to make something that looks like a first class gas station. He stated they are putting a <br />Shell Station in there and this will be the first Shell Station in the State. He stated they have had <br />people talking about the design for four days and they did not find any other solution; this is the <br />only solution. He stated that safety should be first and noted there is a lot of space left north of <br />the frontage road. This was the best they could do. He stated the team working on this was <br />experts. This is the minimum of the area they could use to have a successful business and noted <br />there were a lot of problems they needed to overcome. <br /> <br />Citizen Input <br /> <br />There was none. <br /> <br />Motion by Chairperson Nixt, seconded by Board Member Kociscak, to close the public hearing. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Board Members Kociscak, Johnson, Reeve and <br />Watson. Voting No: None. Absent: Board Member Brauer. <br /> <br />The public hearing closed at 7:51 p.m. <br /> <br />Board Business <br /> <br />Chairperson Nixt called the Board of Adjustment meeting back to order at 7:51 p.m. <br /> <br />Board Member Johnson asked if there is any other way to approve this or is this the only plan <br />that could fit into the parcel in a marketable way. <br /> <br />Mr. Jankowski stated the owner had people look at it for four days and the only thing he could <br />think of is to reduce some of the uses on the site. <br /> <br />Chairperson Nixt stated that even with a variance, he is not convinced that there is adequate <br />traffic maneuvering and turning area on the site. He stated he does not see a good flow of traffic <br />through the site and he is not fond of the design as it is crowded.
