Principal Planner Trudgeon stated that the City has been working closely with the current <br />constructor of Mallard Ponds regarding landscaping and other issues. One of the issues was with <br />the landscaping around the perimeter of the development. He stated it was such an issue that the <br />City had to withhold building permits in order to get the issues resolved. <br /> <br />Citizen Input <br /> <br />Mr. Bulow stated they have taken care of the headlights shining in on the homeowner and they <br />have constructed a berm on top of their hill. He stated they have created a fairly narrow site and <br />he is under the impression they would be similar to other communities and he believes they have <br />constructed a nice site. <br /> <br />Board Member Brauer asked if they needed the six thousand square feet or could the building be <br />smaller. <br /> <br />Mr. Bulow stated by cutting off feet, it would not be practical and would limit the type of tenants <br />they could rent this out to, but for the neighborhood itself, this is the best alternative for the <br />community. <br /> <br />Mr. Bulow stated it is not viable to construct if you go any smaller. He stated they have <br />reworked this quite a few times and believe this is the best place for this building. <br /> <br />Board Member Kociscak asked why the City would frown on a two-stow building. <br /> <br />Principal Planner Trudgeon stated one of the problems is parking. <br /> <br />Board Member Kociscak stated that if the footprint were smaller, parking would not be a <br />problem. <br /> <br />Principal Planner Trudgeon stated that staff did not think that type of building in a residential <br />area would fit in well with the existing neighborhood. <br /> <br />Board Member Brauer stated the question was follows: Is a two stow, six thousand square foot <br />building a better deal than a one stow, six thousand square foot building? <br /> <br />Mr. John Click, Click and Art Design, stated on of the problems with a two story building is you <br />have to have stairways, elevators, common area, and exists on either end of the building so this <br />effects the efficiency of the building and reduces the tenant space. He stated they had looked at <br />two stoW buildings to begin with and then went to the one stoW. <br />Chairperson Nixt stated in this case, this is the most economical way for this building. <br /> <br />Mr. Click stated this was true. <br /> <br />Board of Adjustment/October 10, 2002 <br /> Page 3 of 6 <br /> <br /> <br />
