Public Hearing <br /> <br />Chairperson Nixt called the public hearing to order at 7:02 p.m. <br /> <br />Presentation <br /> <br />Associate Planner Wald stated that Section 9.11.02 of the Ramsey City Code states that no <br />accessory structure shall be constructed closer to the front property line than the principal <br />structure. Mr. and Mrs. Erhart are proposing to construct an accessory building closer to the <br />front property line than the principal structure on the property located at 4740 154th Lane NW. <br />The subject parcel is 4.5 acres in size and is zoned R-1 Single Family. City Code has established <br />30-feet as the front yard setback line in the R-1 district. The principal dwelling is located 169 <br />feet from the front property line. The proposed detached accessory building will be <br />approximately 90 feet from the front property line. Neighboring houses are also located <br />significantly beyond the 30-foot front yard setback line; therefore the proposed detached <br />accessory building will be compatible with surrounding structure setbacks. The site plan <br />submitted reveals the property is significantly covered by mature tree growth and steep slopes; <br />and a mound system and alternative septic location is located on the west side of the principal <br />dwelling. These features prohibit construction of a garage in the side or rear yard. <br /> <br />Citizen Input <br /> <br />There was none. <br /> <br />Motion by Chairperson Nixt, seconded by Board Member Reeve, to close the public hearing. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Board Members Reeve, Brauer, Johnson, and <br />Kociscak. Voting No: None. Absent: Board Member Watson. <br /> <br />The public hearing closed at 7:04 p.m. <br /> <br />Board Business <br /> <br />Chairperson Nixt called the Board of Adjustment meeting back to order at 7:04 p.m. <br /> <br />Motion by Board Member Johnson, seconded by Chairperson Nixt, to adopt Resolution #02-09- <br />201 adopting Findings of Fact #0627 relating to Mr. and Mrs. Erhart's request for a variance to <br />construct an accessory structure closer to the front property line than the principal structure <br />located at 4740 154"' Lane. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Board Members Johnson, Brauer, Kociscak, and <br />Reeve. Voting No: None.
