Motion by Board Member Johnson, seconded by Chairperson Nixt, to approve Mr. and Mrs. <br />Erhart's request for a variance at 4740 154th Lane based on the findings of fact, and adopt <br />Resolution #02-09-202 declaring terms of the variance. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Board Members Johnson, Brauer, Kociscak, and <br />Reeve. VotingNo: None. Absent: Board Member Watson. <br /> <br />Case #2: <br /> <br />Request for a Variance for Placement of an Accessory Structure Closer to the <br />Front Property Line than the Principal Structure; Case of Robert and <br />Jeraldine Sibilski <br /> <br />Chairperson Nixt closed the regular portion of the Board of Adjustment meeting at 7:05 p.m. in <br />order to conduct the public hearing. <br /> <br />Public Hearing <br /> <br />Chairperson Nixt called the public hearing to order at 7:05 p.m. <br /> <br />Presentation <br /> <br />Principal Planner Trudgeon stated that Section 9.11.02 of the Ramsey City Code states that no <br />accessory structure shall be constructed closer to the front property line than the principal <br />structure. Mr. and Mrs. Sibilski are proposing to construct an accessory building closer to the <br />front property line than the principal structure on the property located at 7240 166th Avenue N.W. <br />The subject parcel is 6.2 acres in size and is zoned R-1 Single Family Residential. The front yard <br />setback is 40 feet in the R-1 District of the Rural Developing Area. The principal dwelling is <br />located approximately 343 feet from the front property line. The proposed detached accessory <br />building will be approximately 250 feet from the front property line. The site plan submitted, <br />and an on-site inspection of the site, reveal that a substantial portion of the 6 acres is covered by <br />dense, mature tree growth and wetlands. The Applicant has indicated that compliance with the <br />accessory structure setback requirements would require removal of some of the mature Oak trees <br />(75-100 years old) west of the house. <br /> <br />Citizen Input <br /> <br />Jeff Cerise, 16421 Olivine Street NW, Ramsey, inquired if the building would be constructed <br />architecturally to match the home. <br /> <br />Robert Sibilski, 7240 166th Avenue NW, Ramsey, replied that he plans on constructing a 30 foot <br />by 40 foot garage using the same siding and gable roof as the house. <br /> <br />Motion by Chairperson Nixt, seconded by Board Member Johnson, to close the public hearing. <br /> <br />Board of Adjustment/September 5, 2002 <br /> Page 3 of 4 <br /> <br /> <br />
