Cabinets; Case of Sharp and <br /> Associates <br /> <br />Presentation <br />Associate Planner Wald advised Sharp and Associates is proposing to construct a 10,000 square- <br />foot office and warehouse building that will be occupied by TLM Cabinets on the property <br />located at the corner of 141st Avenue and Azurite Street. She stated the new office and <br />warehouse building is located in the E-1 Employment District and is considered a pen~itted use <br />in this district. The subject property is approximately .99 acres in size. She indicated lot <br />coverage for the pr6posed project is approximately 23%, and the site plan meets the required <br />front, rear, and side yard setbacks. <br /> <br />Associate Planner Wald explained the exterior materials are proposing to consist of concrete <br />masonry block with random rib recast bands and glass. She stated Staffnoted in the review letter <br />that the proposed overhead garage doors that will be visible from Azurite Street should maintain <br />the same color coordination as the rest of the concrete building. <br /> <br />Associate Planner Wald stated the development of TLM Cabinets on the subject property is a <br />direct result of a City initiated redevelopment project, and the project will receive Tax Increment <br />Financing assistance. She advised the landscaping plan is generally acceptable; however a few <br />revisions need to be made in regard to the species palette.
