Chairperson Nixt asked if the applicant had reviewed the Staff Review Letter, and had any <br />issues. <br /> <br />The applicant indicated the only correction he would like to note is that the report said block with <br />a precast band, but the entire thing is precast, with glass and a metal band. <br /> <br />Motion by Commissioner Van Scoy, seconded by Commissioner Jeffrey to recommend that the <br />City Council grant approval of the proposed site plan contingent upon compliance with the City <br />Staff Review Letter dated August 27, 2004. <br /> <br />Motion cmMed. Voting Yes: Chairperson Nixt, Commissioners Van Scoy, Jeffrey, Brauer, <br />Shepherd, and Watson. Voting No: None. Abstain: Commissioner Johnson. <br /> <br />Case #6 <br /> <br />Request for Site Plan Review; Case of E-Z Auto Sales, Inc. <br /> <br />Presentation <br />Associate Planner Wald advised the City of Ramsey has received a request for site plan review <br />from Todd Bialon. She stated the site plan is proposing to expand the existing auto sales and <br />serx.,ice center located at 7751 Highway 10 NW. <br /> <br />Associate Planner Wald explained the proposed site modifications include a 1,090-square-foot <br />office/storage expansion and the addition of an 11-foot awning to the front of the building and a <br />portion of the east side of the building. She stated the property is zoned H-1 Highway 10 <br />Business, and building coverage is restricted to 35%. She indicated the addition meets the <br />required setbacks from property lines. She further stated the exterior of the addition and the <br />proposed awning are proposed to be metal, painted to match the existing building. <br /> <br />Associate Planner Wald stated Staff recommends site plan approval contingent upon compliance <br />with the City Staff Review Letter dated August 27, 2004. <br /> <br />Commission Input <br />Chairperson Nixt asked where they were at with the H-1 Ordinance. <br /> <br />Associate Planner Wald stated it is completed and fully mapped, and this plan is consistent with <br />the requirements for materials. <br /> <br />Commixxioner Johnson re-joined the meeting. <br /> <br />Chairperson N i xt questioned why they were allowing an expansion of a building on Highway 10. <br /> <br />Associate Planner Wald stated the intent is not to stop all expansion, but limit the extent to which <br />businesses can expand. <br /> <br />Chairperson Nixt asked if metal buildings were allowed in the H-1 District. <br /> <br />Planning Commission/September 2, 2004 <br /> Page 11 of 14 <br /> <br /> <br />
