Dave Mikasell, 5060 Xkimo Court stated he is directly across the street, and has the same safety <br />concerns. He indicated they have a lot of first-time home buyers so they have a lot of young <br />kids. He stated he does not think access would be feasible from Xkimo Street, so it would have <br />to come off of Xkimo Court. He commented that as far as the real estate values are concerned, <br />when he moved into his home three years ago it was up for sale for three hours. He stated the <br />home next to him, which went up for sale after the Holiday Station when in was on the market <br />for six months and finally got foreclosed because the homeowner was asking too much based on <br />the proximity to the Holiday Station. He believes more commercial will drastically affect their <br />home values. <br /> <br />Mr. Mikesell indicated this is a small piece of land, and he believes it will sell better as <br />townhomes rather than a gas station or other type of convenience store. <br /> <br />Arthur Raudio, 1404 S. Broadway, indicated he had a use for the property until he found out it <br />had been rezoned and was no longer commercial. He stated he is still paying cormnercial taxes <br />on the property. He indicated he does not know when these people purchased their land, but the <br />real estate agent should have told them it was zoned commercial next to them. He stated he is <br />not asking for anything special, but wants them to correct their mistake. He commented he' pays <br />for his mistakes. <br /> <br />Mr. Raudio stated someone went in to see staff about putting an office building here and found <br />out the zoning is not right, and that is the first he heard that it had been changed. He indicated he <br />is just asking to have it put back the way it was. <br /> <br />Mr. Raudio indicated he developed this whole area, and gave 20 acres of park land to the City at <br />no cost. He stated the rest of the property was commercial, but the City already turned some into <br />residential property, and now he just wants his investment back. <br /> <br />Chairperson 'Nixt asked if he had any proposals on the property. <br /> <br />Mr. Raudio stated it will not be a gas station because Holiday had a deal when they came in that <br />there would not be another one. He indicated he had an office building proposal but the property <br />was not zoned commercial so now he does not know. He reiterated this was a mistake and the <br />City should CO~Tect it. <br /> <br />Chairperson Nixt indicated he is not clear if it was a mistake or if it was part of a thought <br />process. <br /> <br />Mr. Raudio indicated this piece was left commercial because it was on Highway 47 and there <br />was going to be a stop light there. He stated that intersection was a death comer, but he gave the <br />City enough land to straighten out the road because it was the right thing to do.
