CASE # <br /> REQUEST FOR AN AMENDED CONDITIONAL USE PERMIT <br />TO CONSTRUCT A BUILDING LARGER THAN 35,000 SQUARE FEET <br /> IN THE TC-2 ZONING DISRICT; CASE OF RAMDANCE, LLC <br /> By: Sylvia Frolik, Community Development Director <br /> <br />Background: <br /> <br />The TC-2 Zoning District restricts building sizes to 35,000 square feet; anything, larger than that <br />requires a Conditional Use Permit. On July 12, 2004, the Planning Commission conducted a <br />public hearing and recommended City Council approval of Ramdance's proposal to construct a <br />54,000 square foot Coborn's grocery store in the proposed plat of Ramsey Town Center 3rd <br />Addition. The Permit issued also recognized the possibility for future expansions and set a <br />maximum building size of 63,000 square feet. <br /> <br />Notification: <br /> <br />In accordance with State statute, Staff attempted t° notifY owners of property within 350 feet of <br />the Subject Property of the applicant's request and the public hearing for an amendment to the <br />previously issued conditional use permit. <br /> <br />Observations: <br /> <br />Subsequent to approval of the Conditional Use Permit for a building larger than 35,000 square <br />feet, the Applicants submitted the final site plan to City Council for approval. The final site plan <br />proposed to increase the initial size of the Coborn's grocery store from 54,000 square feet to <br />62,000 square feet. The City Council granted final site plan approval of the Coborn's store as the <br />current Conditional Use Permit allows a building size of up to 63,000 square feet. <br /> <br />However, the Applicants have indicated the potential for the Coborn's store to expand to 70,000 <br />square feet in the future. Increasing the ultimate size of' the building from 63,000 square feet to <br />70,000 square feet requires an amendment to the Conditional Use Permit issued in July.
