We are also in receipt of a Grading and <br />Drainage Plan prepared by Hakanson Anderson Associates Inc. dated October 4, 2004 We offer the <br />tbllowing comments: <br /> <br />Generah The site plan is proposing to construct a 42,240 square feet multMenant office/warehouse <br />structure on the property located at the coruer of 147 Avenue and Ebony Street. The subject property <br />is 3.64 acres in size and is located within Gateway North Industrial Park No. 5. <br /> <br />Zoning: The site is zoned E-2 - Employment. Office, warehouse, and light manufacturing are <br />permitted activities. <br /> <br />Lot Coverage: The site plan is proposing lot coverage of 26%, which is Under the City's maximum lot <br />coverage restriction of 45%. <br /> <br />Accessory, Use: The site plan is not proposing any accessory structure or use. However it should be <br />noted that il! outside storage of equipment and vehicles is intended, the vehicles and equipment must be <br />parked on a bituminous surface and finished with concrete curbing. <br /> <br />Utilities: The facility will be served by municipal sewer and water facilities. <br /> <br />Setbacks: City Code establishes a 35 foot front yard, 25 foot rear yard, 25 foot side yard setback, and a <br />20 ~bot parking/maneuvering area setback along all public streets within the E-1 District. The site <br />meets I:'ront yard, rear yard, side yard, and parking setbacks. <br /> <br />Access: This site will gain one access from 143~d Avenue and one access from Ebony Street. <br /> <br />Landscaping: Ci[y Code requires one (1) tree per every., fifty, (50) lineal feet of site perimeter or 1,000 <br />square l"eet o1~~ building coverage, whichever is greater, to be planted tt2'oughout the site.
