W. Properties - Site Plan <br />November 19, 2004 <br />Page 2 or'3 <br /> <br />Ground Covet': All unimproved areas must be sodded. Any alternative to sod will require City <br />Council's approval. Additionally, all landscaped areas are required to have an underground irrigation <br />system. <br /> <br />Architectural Standards: City Code restricts building height to 65 feet and exterior Wall finishes to <br />consist ol:' natural or prefabricated brick or stone, pre-cast concrete panels, or sgme other material <br />approved by City Council. The architectural elevatign plan shows.exterior building mater/als to consist <br />of pre-cast concrete panels. The highest point of the building will be approximately 27 feet 6 inches in <br />height, which meets City Code requirements. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles be stored within a <br />completely screened structure or container. The site plan shows a trash enclosure along the rear side of <br />the building, this meets City Code requirements. <br /> <br />Off-Street Parking - Spaces Required: City Code requires one parking space per 1,000 square feet of <br />warehouse floor space and one space for each 300 square feet of office space. The site plan indicates <br />approximately 12,672 square feet will be utilized for office area and 29,568 square feet will serve as <br />warehouse area. Based on this information, City code requires a total of 71 parking stalls and 73 are <br />being provided. <br /> <br />Loading Docks: City Code requires one loading dock for the first 10,000 square feet of floor space and <br />one loading dock for each additional 25,000 square feet of floor area. The site plan is proposing to <br />construct a 42,240 square foot building, therefore subject to at least 2 loading docks. The site plan is <br />providing 4 loading docks and 8 overhead doors. <br /> <br />Lighting: The site plan submitted proposes no exterior lighting. If exterior lighting is anticipated the <br />applicant is advised that stardards for commercial lighting have been established by the City of <br />Ramsey. <br /> <br />Drainage and Grading: A grading, drainage and erosion control plan has been prepared for this site <br />by Timothy Eggerichs PiE. Drainage ti'om the proposed building and parking areas are conveyed <br />overland and through a system of storm sewers to a regional treatment pond located on the property <br />immediately south of the subject property. Th.is plan is acceptable. It should be noted that railing must <br />be provided along the daylight walls located in front of the docking bays. <br /> <br />This plan proposes to ciisturb more that one acre of surface area and will require a permit fi'om the <br />l, ower Rmn River Water Management Organization. <br /> <br />REU: This property will be subject to a storm water utility charge. The quarterly charge will be <br />dependant upon the number of residential equivalent units (REU). This factor will be determined once <br />the total lot area and the net amount of impervious area have been submitted and. reviewed. <br /> <br /> <br />
