We offer the following comments: <br /> <br />General: The final plat proposes to subdivide a 2.5 acre lot from a 40 acre parcel. The 40 <br />acre parcel contains a home and a =(greenhouse business that is in single ownership. The plat <br />will allow the property owner to sell the home independent of the greenhouse business. To <br />facilitate the sale, a separate lot must be created for the home.. The subject property is located <br />at 6530 Green Valley Road. The final plat is consistent with the sketch plan approved by the <br />Planning Commission on October 7, 2004. <br /> <br />Zoning: The property, is located outside the Metropolitan Urban Service Area (MUSA) and <br />is currently zoned R-I Residential'- Rural Developing. The single' family dwelling is a <br />permitted use. The greenhouse business is permitted by a Conditional Use Permit. <br /> <br />Lot Size and Width. According to City Code, the minimum lot size in the R-1 Residential <br />Rural Developing District is 2.5 acres and the minimum lot width or street frontage is 200 <br />feet. The proposed lot tbr the home is 2.5 acres in size. The remaining 37.5 acres is not <br />being platted at this time. <br /> <br />Lot 1, Block 1, the existing homestead, is proposed to have 100 feet of frontage on Green <br />Valley Road. A variance to minimum lot width or street frontage was granted by the Board <br />o1:' Adjustment on October 7, 2004. <br /> <br />4. Easements: Ten tbot drainage and utility easements are being provided around the perimeter <br /> oi:' the lot. <br /> <br /> <br />
