A copy of the <br />plat has been forwarded to the Anoka County Highway Department for review and comment. <br />[n accordance with the approved sketch plan, the final plat appropriately dedicates additional <br />right-of-way necessary to complete the County standard Of 60 feet from centerline. The final <br />plat should be modified to dedicate right-of-access to the County along County Road #63 <br />within the boundaries of' the plat, except for the area of the driveway opening. <br /> <br />The new east lot line runs along the center of the existing driveway that will continue to serve <br />both properties. Cross access easements should be drawn up and filed for both properties. <br /> <br />6. Grading and Drainage: The homestead lot is developed and no grading plan. is necessary. <br /> <br />Utilities: The proposed plat will continue to be serviced by on-site sewage treatment systems <br />and private well. The on-site system was recently replaced and the property lines are drawn <br />to provide for the 10 foot setback. <br /> <br />8. Setbacks of Existing Structures. The subdivision of the homestead from the greenhouse <br /> operation has been drawn so that the home meets all structure setbacks. <br /> <br />Stormwater Management: The City has established a storm water management fee that <br />must be paid prior to release of the final plat for recording. Existing homes are exempt from <br />the fee; there~bre, no stormwater management fee will be charged relating to this lot split. <br /> <br />10. Trail Development Fees: There is a trail development fee of $550.00 due to the City for <br /> each new lot created. Existing homes are exempt from this fee; therefore, no trail fee will be <br /> charged relating to this lot split. <br /> <br />l 1. Sidewalks: Sidewalks are not required in the Rural Developing Area. <br /> <br />12. Park Dedication: The plat will not be reviewed by the Park Commission as existing <br /> homesteads are exempt from park dedication requirements. <br /> <br />13. Tree Preservation Plan. A tree preservation plan will not be required as it is not applicable <br /> to platting property that is already developed. <br /> <br /> <br />
