Once this project has been finalized it is important to have the ability
to convey the property to the business in a prompt manner as not to delay construction. In order
to complete this transaction a sale ordinance needs to be-introduced and adopted authorizing the
sale.

Motion by Councilmember Strommen, seconded ,by Councilmember Cook, to introduce an
ordinance authorizing the sale of Lot 1, Block 1, Business Park 95 Second Addition.

Motion carried. The City Council approved the preliminary plat on
July 27, 2004. In accordance with the approved preliminary plat, both of the lots meet the
minimum 80-foot width requirement and the 100-foot depth requirement. The plat will have no
direct access to Armstrong Boulevard. Appropriately, the plat shows dedication of right-of-
access along Armstrong Boulevard to the county. There will be two accesses to Sunwood Drive;
the easternmost of which will be a right-in/right-out only. The Developer will also be required to
construct Zeolite Street. The plat will have one general public access and one truck delivery
access to Zeolite Street. Since the southerly temfinus of Zeolite Street will be a temporary dead-
end until Civic Center Drive is extended east off of Zeolite Street, the Developer will also be
required to provide a temporary road easement for a vehicle tm-naround area. This easement will
be voided when Civic Center Drive is constructed.

City Council/October 12, 2004
Page 19 of 30

P33
