L LC has submitted a preliminary site plan for approval of what will be referred to as <br />the Pond Building in Ramsey Town Center 3~a Addition. Phase 1 of the development o[Ramsey <br />Town Center 3~ Addition, ~ot I, includes the Cobom's grocery store, the Comer retail building <br />in the northeast corner of the site, and the Gateway retail building in the northwest comer of the <br />site. The Applicant is proposing to <br />construct a 9,200 square £bot multi-tenant restaurant building. This is the l:burth and final <br />building approved for development on Lot 1 of Ramsey Town Center 3rd Addition. The <br />applicants received a variance in August to develop the lot with more than one building. <br /> <br />The Pond 13uilding includes a drive-up window. In accordance with City Code, the applicants <br />have applied t-hr a Conclitional Use Permit tbr this feature of the project. <br /> <br />The '7'I _-_ '~ District establishes a .5 floor area ratio. Lot l is 391,410 square feet in area; the <br />minimum floor area ratio is 195,705. At the time of final }itc plan approval oI'Phase 1 (Coboms, <br />Gateway, Comer), the total area of all buildings was 95,430 sq,aare feet. The Pond Building has <br />been increased fi'om 8,000 square feet to 9,200 square feet which brings the total building area <br />up to 96.630 square ~'eet. This is still deficient of the .5 floor area ratio requirement; however a <br />variance was granted as part of the Phase '1 review process. <br /> <br />'The maximum h'ont yard :setback in the TC-2 district is 0-i5 feet.
