CASE # <br /> <br />REQUEST FOR SITE PLAN REVIEW OF RAMSEY OFFICE PARK; <br />CASE OF STEVEN FELDMAN <br /> By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />Sloven Feldman submitted a site plan for the development of a multi-tenant office facility on the <br />property located south of 143rd Avenue, west of Xkimo Street, and' east of Trunk Highway #47 <br />(located immediately adjacent to the old Amoco Station). <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br /> <br />Site location map <br />Site plan <br />City Staff' review letter dated November 24, 2004 <br /> <br />Notification: <br /> <br />Site Plans cio not require a public hearing. ,Residents within 700 feet were notified of the sketch <br />plan and sire plan request. A land use sign was also erected on the subject propert, y. <br /> <br />Observations: <br /> <br />Steve Feldman is proposing to construct a 12,000 square ~bot office facility, on Lot 1, Block 1, in <br />the proposed Ramsey Office Park subdivision. The Subject property is 1.45 acres in Mze and is <br />zoned B-I Business. <br /> <br />The subject property is located within the Scenic Overlay District and subject to 30% impervious <br />(includes building and pavement) coverage restriction. The site plan is proposing 49% building <br />and pavement coverage. A variance will need to be obtained from the City and certified by the <br />DNR. in or&:r to construct the site plan as proposed. Staff sent Tom Hovey, from the DNR, a <br />copy ol; the proposed site plan. Staff will verbally report any pretimina~ comments or concerns <br />Mr. Hovey has related to the proposed development exceeding the 30% impervious coverage <br />restriction. It should be mentioned that the old Amoco Station received a variance that was <br />certified by the DNR to develop the subject property with a 55% impervious surikce coverage. <br /> <br />In 198{) the City agreed to allow any development that occurred on the subject property to deviate <br />l'rr)m all setbacks and lot sizes bv 25%. The site plan meets front, side, and rear yard setbacks <br />established in the B-I District (the deviation was not needed for these setbacks). City Code also <br />requires a 21) I'bot parking/maneuvering setback along all public streets. Applying the 25% <br />deviation, the site plan needs to meet a 15 foot parking setback along Xkimo Street and State <br />i iighway !N". The .site plan complies with this setback along Xkimo Street. however a !0 ~'oo't <br />setback is being proposed along a portion of Trunk Highway- #47.
