That no other structures or additions shall be constructed in the reduced river setback, except <br />that there shall be an exception to the structure setback that shall allow encroachment of an <br />open deck up to ten (1 O) feet into the setback area. <br /> <br />That the Applicant is subject to the Building Permit process and must comply with all <br />International Building Code requirements when constructing the new dwelling units. The <br />City will require a certified drain field report for both lots. <br /> <br />10.
