CASE #2 <br /> <br />SKETCH PLAN REVIEW FOR THE PROPOSED SUNVIEW FIRST ADDITION <br /> by: Mark Boos, Parks/Utilities Supervisor <br /> <br />Background: <br /> <br />The City has received an application from Mr. Ben Deemer for a minor subdivision proposed to be <br />named Sunview First Addition. The minor subdivision is located east of Sunfish Lake Boulevard <br />N.W., directly north of Hunters Hill park, and will be eventually bordered on the north by the <br />soon to be constructed Sunwood Drive N.W. Expected expansion of the City's Meu-opolitan <br />Urban Service Area (MUSA) may allow his existing parcel to be subdivided into urban lots. <br /> <br />The attached Planning Commission case prepared by Zoning Administrator Sylvia <br />Frolik and its attachments contain important details related to this case. The <br />Sunview First Addition case is before the Commission in order to provide planning direction for <br />the applicant, It is expected that a conclusive park dedication recommendation may not be possible <br />given the variables, such as pending development to the east in Chestnut Ridge and its road <br />alignment and also the specific alignment of Sunwood Drive N.W. It is, however, probable that <br />the Commission will recommend connection of Hunters Hill Park to Sunwood Drive N.W. to the <br />northeast of the park near the eastern limits of Mr. Deemer's property. This may also allow the <br />development of a path around the perimeter of the pond contained within Hunters Hill Park. It <br />should be noted that if there is space between the edge of the wetland and the park boundary, <br />southeast of the pond, that some of the four residents that have mowed near the edge of the <br />wetland may, at first, be adverse to traffic in the park in that area. <br /> <br />In addition to access to Sunwood Drive N.W., the Commission may also want to discuss <br />pedestrian and bicyclist transportation on Sunwood Drive N.W. itself so that the City may receive <br />direction as to Sunwood Drive's construction. Because the construction of Sunwood Drive Will <br />require acquisition, this may also be an opportune time for the Commission to discuss recreation <br />development around the City's only undeveloped lake. Addition information will be available at <br />the meeting, <br /> <br />Recommendation: <br /> <br />City Staff recommends the Park and Recreation Commission prov/de planning direction regarding <br />access from Hunters Hill park to Sunwood Drive and that the Commission discuss bicycle and <br />pedestrian travel along Sunwood Drive N.W. and provide for a general discussion on recreation <br />related to Sunfish Lake. <br /> <br />Commission Action: <br /> <br />Based upon discussion. <br /> <br />Reviewed by: <br /> <br />Cib'.
