CASE # 1 <br /> <br /> REQUEST TO REZONE OUTLOT D, NORTHFORK <br />FROM PLANNED UNIT DEVELOPMENT (PUD) TO RURAL BUSINESS; <br />CASE OF LINDA OBRYCKI AND DENNIS PECK <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Linda Obrycki is in the process of purchasing Outlot D, Northfork from North Fork, Inc. The <br />subject property is approximately 7 acres in size and Linda Obrycki is currently utilizing the <br />existing building on the property for retail sales of educational and collectible toys and art supplies. <br />The subject property is currently zoned Planned Unit Development (PUD) as it was platted in <br />conjunction with the Northfork PUD. Documents relating to the Northfork PUD refer to the <br />outlots being developed generally with commercial uses. However, the property will no longer be <br />associated with the Northfork PUD and Linda has requested rezoning the property to Rural <br />Business to clarify permitted uses on the property. The parcel fronts on Highway #10 and is <br />adjacent to other Rural Business zoning. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Rural Business Zoning District regulations <br />Proposed findings of fact <br />Proposed ordinance <br /> <br />Observations: <br /> <br />On December 13, 1990, the City received an application to rezone Outlot D, Northfork, from <br />Planned Unit Development to Rural Business. <br /> <br />The request for rezoning was scheduled for a public hearing in front of the Planning and Zoning <br />Commission on January 2, 1991. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the request to rezone Outlot D, Northfork. <br /> <br />Commission Action: <br /> <br />Motion to: <br />Recommend that City Council adopt the proposed findings of fact relating to the request to <br />rezone Outlot D, Northfork from Planned Unit Development to Rural Business. <br /> <br />-and- <br /> <br />Motion to: <br />Recommend that City Council adopt the proposed ordinance to rezone Outlot D, Northfork, <br />to Rural Business. <br /> <br />Review Checklist: Zoning Administrator <br /> <br />P&Z: 1/2/91 <br /> <br /> <br />
