CASE 4/ 2 <br /> <br />CASE <br /> <br /> REQUEST FOR SITE PLAN REVIEW; <br />OF ROYAL CONCRETE PRODUCTS, JULIAN TRANGSRUD <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Julian Trangsrud of Royal Concrete Products at 6640 Industry Avenue N.W. is requesting site <br />plan review for Phase I of their proposed expansion. Phase I consists of a 60' x 91' (5,460 square <br />feet) expansion to one of the exiting buildings on the site. The expansion will be used as a cage <br />production area. Phase 2, which is to be addressed in the future, will consist of a 20,000 square <br />foot expansion. The subject property is approximately 57 acres in size and is zoned Business <br />Warehouse. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Site Plan and letter of proposal dated December 19, 1990 <br />City Engineer's review letter dated December 27, 1990 <br /> <br />Observations: <br /> <br />On December 21, 1990, the City of Ramsey received an application for site plan review from <br />Royal Concrete Products. <br /> <br />The site plan was scheduled for a review on January 2, 1991 by the Planning and Zoning <br />Commission. <br /> <br />Recommendation: <br /> <br />City Staff recommends site plan approval for Phase I of the Royal Concrete Products expansion <br />contingent upon the applicant providing the required information regarding parking, landscaping, <br />secreening, drainage, curbing and hard surfacting at the time Phase II of the site plan is reviewed. <br /> <br />Commission Action: <br /> <br />Motion to: <br />Recommend that City Council approve/deny the site plan review for the Phase I expansion <br />of Royal Concrete Products. <br /> <br />Review Checklist: <br /> <br />P&Z: 1/2/91 <br /> <br />Zoning Administrator <br />City Engineer <br /> <br /> <br />
