CASE <br /> <br />REQUEST FOR SITE PLAN REVIEW FOR A COLD STORAGE WAREHOUSE; <br />CASE OF JOHN WEICHT AND ASSOCIATES <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />John Weicht and Associates have applied for site plan review to construct a 5.250 square foot cold <br />storage warehouse for Adolfson Peterson on Lot 2, BLock 1, HY-10 Ramsey 2nd Addition. The <br />property is zoned I-1 Industrial and is approximately 10 acres in size. All four walls of the <br />structure are proposed to be 50% stucco. <br /> <br />There is and will continue to be exterior storage on the property. City Code states that exterior <br />storage is a permitted accessory use in the I-1 Industrial District if the storage area is surfaced to <br />control dust. Adolfson Peterson is not proposing any improvements to the exterior storage area <br />other than applying crushed granite to the approaches to the warehouse. <br /> <br />.City Code also requires accesses and off street parking to be hardsurfaced and curbed. Adolfson <br />Peterson is not proposing any of these required improvements because of the nature of the use and <br />· ~he fact that there will be no employees at the site on a regular basis. <br /> <br />City Code requires that screening be 5 feet tall. Because of the lack of facilities and personnel on <br />the site to care for trees, the developers are proposing to plant seedlings along the north fence line. <br />In their opinion, the seedlings would take a minimum amount of care and substantial growth can be <br />realized by the time Industry Avenue is extended and improved past the property. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Certified lot survey <br />Proposed site plan <br />City Staff review letter dated September 26, 1991 <br /> <br />Observations: <br /> <br />On September 10, 1991, the City received an application from John Weicht and Associates and <br />Adolfson Peterson for site plan review of a cold storage warehouse. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the site plan contingent upon resolving surfacing and screening <br />requirements. <br /> <br />Commission Action: <br /> <br />Motion to: <br />Recommend that City Council approve the sketch plan for a cold storage warehouse on Lot <br />2, Block 1, HY-10 Ramsey 2nd Addition. <br /> <br />Review Checklist: <br /> <br />P&Z: 10/1/91 <br /> <br />City Administrator <br />City Engineer <br />Zoning Administrator <br /> <br /> <br />
