CASE # 6 <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF RAMSEY MEADOWS; <br /> CASE OF GILBERT MENKVELD <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Gilbert M~nkv4ld is requesting sketch plan review of Ramsey Meadows. The proposed plat <br />consists of gpprgximately 29.5 acres to be subdivided into 33 single family urban residential lots. <br /> <br />Observatmns: <br /> <br />The subjec£ ProOerty is zoned R-1 Urban Residential and is proposed to be developed with sanitary <br />sewer and municipal water. <br /> <br />Not all of the lo~s in the plat appear to meet the minimum dimension and area requirements. Staff <br />notes that this isionly the sketch plan stage, but the developer needs to be aware that attention must <br />be given to this i~[em in the preliminary plat. <br /> <br />The primarY:str,~et to the subdivision is 149th Avenue N.W., which is a dirt street. The future of <br />that street With r~spect to improvements needs to be discussed. <br /> <br />The plat is impaCted by Wetlands #729 and #658. The Ordinary High Water (OHW) mark should <br />be confirmed by~[DNR. All lots should meet minimum areas (10,800 square feet) based upon land <br />area above the OHW.
