CAS # I <br /> <br />REQUEST- FOR A CONDITIONAL USE PERMIT TO CONSTRUCT A METAL <br />ACCESSORY!STRUCTURE ON A PARCEL LESS THAN 2.5 ACRES IN SIZE; <br />CASE OF JAMES STRUWVE <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Mr. James StrUwve is requesting a conditional use permit to construct a metal accessory structure <br />on his property at 15328 Hematite Street N. W. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Site plan <br />Proposed findings of fact <br />Proposed conditional use permit <br /> <br />Observations: <br /> <br />City Code restricts the establishment of metal accessory structures to parcels 2.5 acres and larger in <br />size. The subject property measures 2.2 acres in size. However, the subject parcel was split by <br />the construction of 153rd Avenue N.W. Prior to that MSA project, the subject property measured <br />approximately 5 acres in size. <br /> <br />Except for some one acre platted lots to the south, across 153rd Avenue N.W., the subject parcel is <br />surrounded by parcels ranging in size from 2.5 to 5.0 acres. All of these parcels are eligible to be <br />further developed with metal accessory structures. <br /> <br />The size of the accessory structure proposed by the applicant is within the limits established by <br />City Code for a parcel less than 2.5 acres in size. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the request. <br /> <br />Commission Action: <br /> <br />Motion to: <br />Recommend that City Council adopt Resolution g92-06- adopting Findings of Fact <br /># , as amended, relating to the request to construct a metal accessory structure at 15328 <br />Hematite Street N.W. <br /> <br />-and- <br /> <br />Motion to: <br />Recommend that City Council approve/deny the request to construct a metal accessory <br />structure at 15328 Hematite Street N.W. and adopt Resolution #92-06-__ declaring <br />conditions of conditional use permit. <br /> <br />Review Checklist: <br /> <br />Zoning Administrator <br />Building Official <br /> <br />P&Z: <br /> <br />6/2/92 <br /> <br /> <br />
