I <br /> I <br />'1 <br /> I <br /> ! <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> i <br /> <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> <br />CASE <br /> <br />By: <br /> <br />REVIEW REVISED PRELIMINARY PLAT FOR CHESTNUT HILL; <br /> CASE OF JOHN PETERSON, GOOD VALUE HOMES <br /> Zoning Administrator Sylvia Frolik and City Engineer Steven Jankowski <br /> <br />Background: <br /> <br />On May 22, 1990, the Ramsey City Council granted preliminary plat approval to Chestnut Hill. <br />The preliminary plat consisted of 55.8 acres proposed to be platted into 100 lots. On March 29, <br />1993, Good Value Homes submitted a revised preliminary plat for the City's review and approval. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br /> <br />Preliminary plat approved on May 22, 1990. <br />Proposed preliminary plat received on March 29, 1993. <br /> <br />Observations: <br /> <br />The developer has acquired approximately 1.7 acres of additional land in the northeast comer of the <br />plat. As a result, the plat has been redesigned with a cul-de-sac in the northeast corner and the <br />overall number of lots in the plat increased from 100 to 102. The developer has also redesigned <br />the street coming from Cedar Hills to the south into the plat of Chestnut Hill as a through street, <br />which is an improvement. <br /> <br />All of the lots meet the minimum size and area requirements, including the two lots on the cul-de- <br />sac that abut Ramsey Terrace Pond. <br /> <br />The revised grading and drainage plan provided is compatible with the Cedar Hills development to <br />the south. It will be forwarded to DNR for their review because of the impact to Wetland #114P. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the revised preliminary plat. <br /> <br /> Commission Action: <br /> <br /> Motion to: <br /> Recommend that City Council approve the revised preliminary plat for Chestnut Hill. <br /> <br />Review Checklist: <br /> <br />City Engineer <br />Zoning Administrator <br /> <br />P&Z: 4/6/93 <br /> <br /> <br />
