CASE <br /> <br />REQUEST FOR SITE PLAN REVIEW; CASE OF CHALICH TRUCKING <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Mr. Peter Chalich of Chalich Tracking is proposing to construct a 600 square foot office addition <br />to the m~ck terminal at 8046 146th Avenue N.W. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Site Plan <br />Building Plans <br />City Staff Review Letter dated April 28, 1994 <br /> <br />Observations: <br /> <br />The property is zoned Industrial and the office addition is a permitted use. <br /> <br />The property is restricted 19,017 square feet of building space; the existing building and addition <br />will total 4,200 square feet. A measurement has not been provided on the site plan to indicate <br />whether or not the addition will meet the 20 foot setback from the Ferret Street right-of-way. <br /> <br />The architectural standard is 50% other than metal for the exterir facing finish. The proposed <br />addition is to be finished with cedar siding which is in accordance with City Code. However, Mr. <br />Chalich defaulted on the requirement to apply brick facades to the south and east walls of the truck <br />terminal when it was originally constructed. At this time, Staff woulld recommend that Mr. <br />Chalich be required to apply a decorative finish to at least 50% of the south and west walls of the <br />existing building as these are the walls that front public streets. The finish should be compatible <br />with the cedar siding on the proposed addition. <br /> <br />The site currently has paved off-street parking and driveway. City Code requires a 20 foot deep <br />landscape area along all public streets. Mr. Chalich should be required to amend the site plan to <br />designate some tuff and plantings in the west side yard from the building to the road right-of-way. <br /> <br />A majority of the parcel is used for outside storage. With the expansion, it would be appropriate to <br />require the establishment of some screening of the outside storage area from public streets. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the site plan contingent upon compliance with City Staff review <br />letter. <br /> <br />Commission Action: <br /> <br />Motion to: <br />Recommend that City Council approve/deny the site plan for the expansion of Chalich <br />Tracking contingent upon compliance with City Staff review letter dated April 28, 1994. <br /> <br />Review Checklist: <br />PC: <br /> <br />City Engineer <br />Zoning Administrator <br />5/3/94 <br /> <br /> <br />
