CASE <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF SUNVIEW FIRST <br /> A MINOR SUBDIVISION; CASE OF BEN DEEMER <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />ADDITION, <br /> <br />Background: <br /> <br />The City has received an application from Ben Deemer for a minor subdivision to be named <br />Sunview First Addition. The impending development of municipal water and sanitary sewer <br />residential development to the east and the aligning of Sunwood Drive has prompted Mr. Deemer <br />to plat two urban lots and his homestead. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Sketch Plan <br />City Staff review letter dated April 28, 1994 <br /> <br />Observations: <br /> <br />Although the property is currently not in the MUSA, it is anticipated that it will be this summer and <br />upon it's inclusion, the proposed areas and dimensions for Lots 1 and 2 will comply with R-1 <br />Urban Residential minimum size regulations. <br /> <br />Currently there are no public streets in place to provide access to Lots 1 and 2. In addition, the <br />alignment shown for Sunwood Drive on the sketch plan is not consistent with the selected <br />alignment. Also, due to some minor changes to the Chestnut'Hill subdivision during the course of <br />its development, it is anticipated that the final street (shown as a proposed north/south street <br />adjacent to Lots 1 and 2) in Chestnut Hill will not be aligned as indicated on the sketch plan for <br />Sunview First Addition. <br /> <br />The sketch plan will be reviewed by the Park Commission on May 12. It is anticipated that land <br />will be requested to facilitiate trails and any balance due would be satisfied with a cash payment. <br /> <br />Recommendation: <br /> <br />City Staff recommends that the sketch plan be denied and that the developer be advised to make <br />revisions so that it and the adjacent roadways and subdivision development are all in concert. <br /> <br />Commission Action: <br /> <br />Motion to: <br />Approve/deny/table the sketch plan for Sunview First Addition. <br /> <br />Review Checkhst: <br /> <br />PC: 5/3/94 <br /> <br />City Engineer <br />Zoning Administrator <br />Parks/Utilities Supervisor <br /> <br /> <br />
