CASE <br /> <br />REQUEST FOR SITE PLAN APPROVAL; <br /> CASE OF SHARP & ASSOCIATES <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Dennis Sharp of Sharp and Associates is requesting site plan approval to construct a multi-tennant <br />office/warehouse on Lot 1, Block 1, Ramsey 67 Industrial Park. The project is proposed to occur <br />in 3 phases and will total 45,640 square feet upon completion. <br /> <br />The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Site plan <br />City Staff review letter dated June 30, t994 <br /> <br />Observations: <br /> <br />The proposed project meets City Code requirements for lot coverage, setbacks, architectural <br />standards, off-street customer/employee parking areas and site lighting. The landscaping and <br />screening plans need to be identified in detail for inclusion in the Site Plan Development Permit. <br /> <br />The site plan should be amended to identify a waste storage area and that the inter/or paved loading <br />area will be finished with continuous concrete curbing. <br /> <br />The developer shall be required to submit a grading and drainage plan. <br /> <br />The City Engineer has recommended that the access onto County Road #116 be located at the west <br />property line so that a single joint access can serve this facility and the adjacent property to the east. <br /> <br />The developer has petitioned the City for municipal water, sanitary sewer and the construction of <br />Uranium Su'eet N.W. The project is proceeding as a public improvement project. <br /> <br />Recommendation: <br /> <br />City Staff recommends site plan approval contingent upon compliance with City Staff review letter. <br /> <br />Commission Action: <br /> <br />Motion to: <br />Recommend that City Council approve/deny the proposed site plan for Dennis Sharp & <br />Associates for Lot 1, Block 1, Ramsey 67 Industrial Park contingent upon compliance with <br />the City Staff review letter dated June 30, 1994. <br /> <br />Review Checklist: City Engineer <br />PC: 7/5/94 <br /> <br /> <br />
