The developer has proposed to dedicate and consmact a trail from the cul-de-sac extension of 151 st
to 153rd Avenue N.W. The balance of the park dedication due will be satisfied by a cash payment.

It is anticipated that the property will be brought into the Metropolitan Urban Service Area (MUSA)
boundary by the end of 1994 and the property immediately south of this property will be sewered
during 1995. In addition, the property is in the Urban Reserve Area and the intent of this District
is to provide for the most efficient utilization of land once municipal sewer and water become
available. As such, the Developer should be planning for the transition of the property by
preliminary platting at urban densities and final platting at rural densities until sewer and water is
available to the property.

Recommendation:

City Staff recommends that the developer be directed to proceed to request preliminary plat
approval of what has been submitted as a Future Subdivision Pan.

Commission Action:

Motion to:
Recommend that City Council grant preliminary plat approval to Fox Knoll, a subdivision
consisting of two lots platted at rural densities in accordance with the 10 acre minimum lot
size in the Urban Reserve District.

-or-

Motion to:
Recommend that the Developer seek preliminary plat approval of Fox Knoll at urban
densities and lot sizes.

Review Checklist:

City Administrator
City Engineer
Parks & Utilities Supervisor

PC: 10/4/94
