Councihnember Cook asked if the developer's concerns are addressed and the amendments are <br />satisfactory. <br /> <br />The representative responded in the affirmative. He inquired if the overall elevations could be <br />worked out with staff, rather than coming back before the Council for approval. He explained <br />they have not significantly changed the elevation, the only reason they did not resubmit the <br />elevations is that the grocery keeps moving around on the inside. <br /> <br />The consensus of the Council was to direct staff to work with the developer regarding the final <br />elevations. <br /> <br />Councilmcmber Elvig inquired about the gas dispensers. <br /> <br />Community Development Director Frolik replied there will be six pumps; three islands and two <br />pumps at each islm~d. <br /> <br />Councihnember Elvig inquired about the exit on the southeast comer, which was in question <br />during the preliminary site plan. <br /> <br />Community Development Frolik replied that access is for truck deliveries only. The developer <br />had proposed a regular access as well, which had been eliminated. There will be one public <br />access just south of the corner retail store on Zeolite Street. <br /> <br />Mayor Gamec asked if there will be enough radius for semis to turn. <br /> <br />Assistant Public Works Director Olson responded that is his understanding. <br /> <br />Motion by Councihnember Cook, seconded by Councilmember Elvig, to contingently approve <br />the final site plan for the Coburn's grocery store in the proposed plat of Ramsey Town Center 3rd <br />Addition. Final approval shall not be considered granted until the completion of the following: <br />(a) compliance with City Staff Review Letter dated October 7, 2004; (b) City Council approval <br />of the final building elevations; (c) final plat approval of Ramsey Town Center 3''d Addition; (d) <br />City Council adoption of ordinance to amend TC- regulations to allow for motor fuel sales with <br />the changes discussed above to Item C and Item E; (e) the Developer entering into a development <br />contract with the City. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Cook, Elvig, Kurak, Pearson, <br />Strommen, and Zimmerman. Voting No: None. <br /> <br />Further Discussion: Councilmember Elvig stated he is delighted to have a large grocery store <br />like Coburn's in the City of Ramsey. <br /> <br />City Council/October 12, 2004 <br /> Page 23 of 30 <br /> <br /> <br />
