Fred Mertens, 7404 149th Avenue indicated he has the lot next to Mr. Sharp. He stated he would <br />be against a cul-de-sac as it would cut him off from selling the back half of his lot. He indicated <br />he needs an east/west street. <br /> <br />Commissioner Shepherd asked where the wetland is on the properties. She questioned if the <br />street would have to go around the wetlands. <br /> <br />Assistant Community Development Director Trudgeon indicated the street would have to snake <br />around the wetlands somewhat. <br /> <br />Ms. Matilla stated there is continued discussion about dividing up these lots, but they have <br />covenants on the land that cannot be changed. She indicated there are additional buildings in <br />back that are not shown on the site map that may affect the location of a road. <br /> <br />Chairperson Nixt indicated that as part of the planning process it is their job to anticipate the <br />logical extension adjacent to any development. He stated that does not mean a road will go there, <br />but they have provided for it in case it does. He indicated while they understand the comments <br />being made, and try to plan for future development, they cannot anticipate what will happen in <br />the future. <br /> <br />Ms. Matilla indicated she is just pointing out there are other buildings there so if the Planning <br />Commission is trying to move the road around Mr. Sharp's buildings they need to consider the <br />other buildings as well. <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Watson approve the sketch plan of <br />Town Center Gardens 3rd Addition contingent upon compliance with City Staff Review Letter <br />dated July 30, 2004, revised October 29, 2004, subject to the following condition: <br /> 1. In respect to the portion affected by the Comprehensive Plan amendment and rezoning, <br /> that it reflect changes in the Planning Commission's recommendations. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Commissioners Watson, Brauer, and Shepherd. <br />Voting No: None. Absent: Commissioners Jeffrey, Johnson, and Van Scoy. <br /> <br />Case #6 <br /> <br />Request to Rezone Certain Property from R-2 Medium Density Residential <br />to B-1 Business; Case of Arthur and Elizabeth Raudio <br /> <br />Presentation <br /> <br />Assistant Community Development Director Trudgeon advised that on September 2, 2004 the <br />Planning Commission conducted public hearings regarding Arthur and Elizabeth Raudio's <br />request for a Comprehensive Plan Amendment and a rezoning to reclassify their property back to <br />B-1 Business from R-2 Residential.
