2) Planning Commission public bearing and regular meeting minutes dated <br /> October 7, 2004 <br /> <br />Commissioner Brauer noted a change on page 13 of the October 7, 2004 minutes. He indicated <br />the 9"~ paragraph should state '...he did not think the lake would deteriorate more because of <br />existing homes and run off.' <br /> <br />Motion by Commissioner Brauer, seconded by Chairperson Nixt to approve the minutes as <br />amended. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Commissioners Brauer, Shepherd, and Watson. <br />Voting No: None. Absent: Commissioners Jeffrey, Johnson, and Van Scoy. <br /> <br />PUBLIC HEARINGS/COMMISSION BUSINESS <br /> <br />Case #1: <br /> <br />Request for an Amended conditional Use Permit to Construct a Building <br />Larger than 35,000 Square Feet in the TC-2 Zoning District; Case of <br />Ramdance LLC <br /> <br />Presentation <br /> <br />Assistant Community Development Director Trudgeon advised that on July 12, 2004 the <br />Planning Commission conducted a public hearing and recommended City Council approval of <br />Ramdance's proposal to construct a 54,000 square foot Coborn's grocery store in the property <br />plate of Ramsey Town Center 3rd Addition. He indicated the permit issued also recognized the <br />possibility for future expansions and set a maximum building size of 63,000 square feet. <br /> <br />Assistant Community Development Director Trudgeon explained that subsequent to approval of <br />the Conditional Use Permit for a building larger than 35,000 square feet, the Applicants <br />submitted the final site plan to City Council for approval. He stated the final site plan proposed <br />to increase the initial size of the Coborn's grocery store from 54,000 square feet to 62,000 square <br />feet. lie indicated the City Council granted final site plan approval of the Coborn's store as the <br />current Conditional Use Permit allows a building size of up to 63,000 square feet. <br /> <br />Assistant Community Development Director Trudgeon stated that the Applicants have indicated <br />the potential for the Coborn's store to expand to 70,000 square feet in the future. He noted that <br />increasing the ultimate size of the building from 63,000 square feet to 70,000 square feet requires <br />an amendment to the Conditional Use Permit issued in July. <br /> <br />Assistant Community Development Director Trudgeon commented that the reason for this <br />request is the Liquor Store will be located in the grocery store, rather than in a separate building <br />as previously proposed.
