Commissioner Shepherd stated she remembers when they previously talked about the car wash it <br />was to have architectural details to disguise the gas station. She asked what will be done if the <br />car wash is no longer a part of the plan. <br /> <br />Assistant Community Development Director Trudgeon indicated they will have landscaping <br />around the gas station, which has been approved by the City Council. <br /> <br />Chairperson Nixt verified this only changes the square footage, and the rest of the site plan <br />remains the same. <br /> <br />Assistant Community Development Director Trudgeon stated that is correct. He noted the <br />current Conditional Use Permit is sufficient to build what is being proposed, but the store is <br />asking for additional space for future expansion. <br /> <br />Public Input <br /> <br />Chairperson Nixt opened the public hearing at 7:25 p.m. <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Shepherd to close the public hearing at <br />7:25 p.m. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Commissioners Shepherd, Brauer, and Watson. <br />Voting No: None. Absent: Commissioners Jeffrey, Johnson, and Van Scoy. <br /> <br />Commission Input <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Brauer to recommend that City Council <br />adopt Findings of Fact it favorable to the applicant relating to Ramdance LLC's request for <br />an amended Conditional Use Permit to construct a building larger than 35,000 square feet in the <br />TC-2 Zoning District. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Commissioners Brauer, Shepherd, and Watson. <br />Voting No: None. Absent: Commissioners Jeffrey, Johnson, and Van Scoy. <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Watson to recommend that City <br />Council approve the amended Conditional Use Permit for Ramdance, LLC pertaining to building <br />size in the TC-2 zoning district, based on the findings of fact, and adopts a resolution declaring <br />terms of same. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Commissioners Watson, Brauer, and Shepherd. <br />Voting No: None.
