Assistant Community Development Director Trudgeon advised W Properties is proposing to <br />construct a 42,240 square foot office-warehouse facility on a Lot 3, Block 1, Gateway North <br />Industrial Park No. 5. He stated Welle Construction and Prism Electric will occupy the facility. <br />He indicated the subject property is approximately 3.64 acres in size and is zoned E-2 <br />Employment. <br /> <br />Assistant Community Development Director Trudgeon indicated the site plan meets the front <br />yard, side yard, rear yard, and parking/maneuvering setbacks established in City Code. The site <br />plan also complies with off-street parking requirements with 73 parking stalls being provided. <br />He stated the exterior materials will consist of concrete panels and the structure will not exceed <br />28 feet in height. He indicated the proposed exterior materials and structure height are in <br />compliance with requirements established in the E-2 District. <br /> <br />Assistant Community Development Director Trudgeon explained the office/warehouse facility <br />will gain one access from Ebony Street and one access from 143ra Avenue. He stated Staff has <br />received revised plans that appear to be in compliance, although Staff has not yet reviewed the <br />landscape plan. He indicated the revised plans also change the Class V material to bituminous, <br />which is in compliance. <br /> <br />Commission Input <br /> <br />Chairperson Nixt noted the applicant is not here, but obviously received the Staff Review Letter <br />if they made changes to the plan to comply. He asked about ponding on the site. <br /> <br />Assistant Community Development Director Trudgeon stated the pond would be conveyed off- <br />site to the lot to the south. <br /> <br />Chairperson Nixt asked if it is standard to have one outside trash facility for six bays. <br /> <br />Assistant Community Development Director Trudgeon indicated Staff leaves that to the property <br />owner; the City only requires that if the trash facility is outside it must be screened, but many <br />buildings have trash collection inside the building. <br /> <br />Assistant Community Development Director Trudgeon noted this is the tenth <br />commercial/industrial plan approved this year, which is a very successful year for Ramsey in <br />bringing comtnercial development to the city. <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Watson to recommend that the City <br />Council grant approval of the proposed site plan contingent upon compliance with City Staff <br />Review Letter dated October 29, 2004. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Commissioners Watson, Brauer, and Shepherd. <br />Voting No: None.
