Assistant Community Development Director Trudgeon explained which units in the development <br />would have that same layout. <br /> <br />Ms. Matilla indicated those of the remaining large lot property owners like herself are being <br />forced out by this high density development. She stated it will just keep moving and encroaching <br />on their properties. She commented that she knows the Planning Commission always hears 'not <br />in my backyard', but she thinks the City could work with the developer to give them some more <br />homes for when the residents get older. She added that it has been hard to keep up with this <br />development because the names keep changing so many of the residents do not know when the <br />public hearings will be held. She stated she does like the new plan design, and she likes the <br />single-level facilities; she just wishes there were more of them. <br /> <br />Mr. Dommer advised that this request is really talking about a small section of the development. <br />He stated they feel being across from the Town Center it is really more compatible with higher <br />density housing. He indicated the other area is less than seven units per acre, but the aggregate of <br />the two areas is more. <br /> <br />Mr. Dommer stated they tried to use a stair step approach to density as they move away from the <br />Town Center and closer to existing homes. He indicated there was a lot of thought put into <br />where the units would be placed, and they have worked with many of the neighbors and resolved <br />a lot of issues. He stated Mr. Sharp is right, and he was not invited to the neighborhood meeting, <br />which was an oversight. He indicated he has tried to meet with Mr. Sharp since, but Mr. Sharp <br />was upset about the perceived encroachment on his property and did not wish to meet. He stated <br />they have re-surveyed the land to make sure the issue is resolved. <br /> <br />Commissioner Brauer asked if the area to the north of 147th Avenue meets R-2, maybe they could <br />break that off fi'om the TC-4. He stated if they rezone all of it TC-4, even though they are seeing <br />buildings that meet R-2 now the developer could make them all TC-4 compliant. <br /> <br />Mr. Dommer indicated if the Planning Commission is happy with what they have here he would <br />be happy to pull back the area to be rezoned. He stated they intend to build what the Planning <br />Commission sees here. <br /> <br />Chairperson Nixt indicated that was his first concern as well. <br /> <br />Assistant Com~nunity Development Director Trudgeon indicated they would need ten acres to <br />have 10 or less per acre, and he knows the area is close but he is not sure.
