Assistant Community Development Director Trudgeon advised that sewer and water is not <br />currently available here, although it is within the MUSA line. Mr. Sharp's land is designated as <br />Low Density Residential which only allows 3 units per acre. He indicated if Mr. Sharp's <br />property were to develop it would have to go through the subdivision process. <br /> <br />Chairperson Nixt added that the extension of the road would not go through Mr. Sharp's property <br />without his request. <br /> <br />Mr. Sharp stated the problem is he would have to knock down a building to continue the road at <br />its proposed location. He indicated at the August meeting the applicant was supposed to meet <br />with the neighbors, and he gave Mr. Dommer his phone number, but he was never called. He <br />stated Brightkeys has been using his property for the other phases, and took down two of his <br />trees, for which he has never been compensated. He indicated he was told last year when he <br />wanted to hook up to city sewer that the road was to be a cul-de-sac, but now they want to put a <br />road through his building. He stated he does not even want a road; it should be a cul-de-sac off <br />of 149th Avenue. <br /> <br />Assistant Community Development Director Trudgeon advised that from Staff's perspective they <br />want to plan for an east/west connection so as to properly plan for the other property owners. He <br />stated in this particular case Mr. Sharp has indicated he does want to develop. He indicated Staff <br />felt it would be short-sighted to put in a cul-de-sac when they may want a road through soon. <br /> <br />Mr. Sharp stated he was told the only way he could develop was to put in a cul-de-sac. <br /> <br />Assistant Community Development Director Trudgeon advised Mr. Sharp's intent was to <br />develop right away when he was told that, and it was the only way at the time. <br /> <br />Chairperson Nixt commented that it seems the logical way for Mr. Sharp to develop is from the <br />development to the east. He stated the question seems to be where the road connection should <br />be. <br /> <br />Mr. Sharp indicated Mr. Dommer will still get seven units per acre because he is putting those <br />big buildings on it, but he will not be able to have that many units because it will be zoned as a <br />mixed use just like Mr. Dommer's property. <br /> <br />Chairperson Nixt advised the way Mr. Sharp would get different zoning is to follow the same <br />process they are going through here. He stated he is not saying he or the Planning Commission <br />would be in favor of different zoning, but that would be the process. <br /> <br />Trudy Matilla, 7541 149th Avenue indicated this is currently zoned seven units per acre. She <br />stated she was told some of the Brightkeys property would be eight unit buildings, with single- <br />story units on the ends and two-story units in the center. She indicated she understands the <br />developer wants as many units per acre as possible, but she does not know why they cannot do <br />something like that for the rest of the area also.
