The Ponds development is either at or less than the maximum <br />housing units planned for the low, medium, and high density areas on the parcel. The property <br />contains 86.71 acres with 28.02 of these acres classified as wetlands. The preliminary plat <br />shows a gross density of 3.01 units per acre. When the wetlands are factored out, the net density <br />for the whole development is 4.47 units per acre.
