The Ponds development is either at or less than the maximum housing units planned for the low, medium, and high density areas on the parcel. The property contains 86.71 acres with 28.02 of these acres classified as wetlands. The preliminary plat shows a gross density of 3.01 units per acre. When the wetlands are factored out, the net density for the whole development is 4.47 units per acre. The applicant has stated that although they exceed the maximum density on the apartment lot, they are under the total amount of units allowed in the area designated as high density on the 2001 Land Use Map.
